• Greetings, Bulldog Community:

On Tuesday, April 23, 2024, the West Manchester Township Zoning Board met and heard our requests for variances on the properties within the Township.  The following is the outcome of the hearing:

    Main Campus:

    • We wanted to build restrooms/concession buildings at a height of 19 Feet, 4 feet over the limit. - This was denied.

    • 64.3% Impervious lot coverage, adding parking and turf fields. - This was approved.

    • Less than 10% of the parking lot to feature interior landscaping. - This was approved.

    • 24 months to obtain a building permit. - This was approved.

    Trimmer Campus Ball Fields

    • Permit 24-foot high field house and softball press box. - This was approved

    • 80-foot high light standards. - This was denied.

    • 24 months to obtain building permits. - This was approved.

    • We withdrew the variance to permit fencing higher than 3 feet in front yards.

We anticipate the next steps to be the development of a land management plan, which would include a storm water management plan. Additionally, an environmental impact study will be completed to examine chemicals in the water. We will need to meet water quality standards to pass land management. Both sub-surface and above-surface runoff will be analyzed.

We expect the York County Conservation District to also get involved as they deal with natural resources and environmental concerns. Lastly, the Department of Environmental Protection may also get involved.

This project will take some time, as we will ensure we are doing everything by the book and carefully examining all aspects of the project before making final decisions. Our ultimate goal is to build facilities that we can all be proud of, and that will serve our students and community for years to come.

    Sincerely,

    Lynn Kohler
